what is staging?
|
|

Real estate staging: the art of visually preparing a home for the market by
creating a warm, inviting space designed to appeal to buyers.
Our staging and enhancement services provide the actual hands-on work of preparing your
rooms to ensure they are showing to their full potential. The primary focus is on using
furniture, art and accessories to create a warmer, updated look. This is the heart of the
process, and you will be amazed at the difference in making your house more appealing to
prospective buyers.
It is extremely difficult for people not to be influenced by the decorating when deciding
whether or not they like a house. We help you use that to your advantage by making sure your
house's presentation is positively contributing to that impression.
And that's how you get a competitive edge over other
listings to convert prospects into buyers.

staging your current home
|

Did you know that decorating your house to live in is quite different than how
it should be displayed to potential buyers?
You worked very hard to turn your house into “home”.
But when it goes on the market, those very changes you made to personalize
it could actually work against you in terms of appealing to buyers. Your style and choices
reflect who you are, and show off the belongings that mean the most
to you. However, buyers are much more interested in the features of the
house itself rather than your belongings. And that is what
your rooms need to be showing them.
What's important to you as a homeowner often needs to take a backseat when it comes to
directing a buyer's attention to what's important to them. Perhaps the TV is the focal point
of your family room instead of a fireplace, or your collection takes center stage on
built-in shelves. By shifting the emphasis, your furnishings can be used to help buyers
notice those selling features, and take the focus off your personal belongings. We
understand how to do that, and help you use that to your advantage to get the most from the
sale of your home.
By strategically applying design and decorating principles, we use your existing furnishings
to create an updated and stylish space
that focuses on the presentation from a buyer's perspective.
This means you end up with
an updated look while emphasizing what matters most to potential buyers.

"I thought my condo looked just fine before, and that there wasn’t much that needed to be
done. But after Andria made her changes, I was amazed at how much more beautiful it looked.
I was tempted to continue living there instead of selling! I couldn’t have been more pleased
with the results." |

staging your vacant house
|
|
| |
If you've already moved out of the house you're trying to sell, you know how empty and
uninviting it feels after everything has been taken out. Vacant listings lack the warmth and
interest that
are so important in helping buyers fall in love with a house.
And yet traditional staging that furnishes the house with rental furniture is often too
costly an option. At Contented Rooms, we believe you can achieve the benefits of the staging
concept without having to fully furnish the house. We call this service "Focal Point
Staging".
Focal Point staging bridges the gap between having
to show your house completely empty and
costly rentals by strategically using small furniture pieces, art and
accessories to create “vignettes” or focal points in
each of the rooms.
Because we only provide a suggestion of furnishing rather
than attempting to fully furnish the rooms, this is a
very cost-effective alternative!
Staging a vacant house helps draw buyers in and give life and purpose to the rooms. Using
this service adds life and interest, which not only engages potential buyers, but helps them
imagine how your house might become their home.
