- Mama Bear (not enough stuff) and
- Baby Bear (just right).
Each of these (yes, even Baby Bear!) has their own unique issues and challenges when it comes to figuring out how to work within those constraints to make sure your listing is showing at its best. Check Your Baby Bear Listings

In the last two months, we looked at some solutions for dealing with listings that have too much stuff (see May 2007 Staging Strategies) or too little stuff (see June 2007 Staging Strategies). But have you also considered that your listings could benefit from staging strategies even when the furnishings are "just right"?. Even when your client has beautiful furnishings, there are still issues you need to be aware of to ensure your listing is showing at its best. Here are 3 things to check when you think your listing has just the right amount of stuff:

1. Focal Point Does the room have a focal point that draws a buyer's attention to a selling feature, and brings them into the room?

2. Visual Barriers Are there visual barriers that stop the eye from seeing the room?
|
|
3. Buyer vs. Owner Focus Is the first thing you notice when you walk into the room something that belongs to the homeowner instead of a selling feature or the room as a whole?

By helping buyers focus on what's important to them, furnishings can be used to help positively influence their response to the rooms, and ultimately their response to the listing. Make sure that even a beautifully furnished house is being presented to display to its fullest advantage.

Want to make the most out of your marketing time and efforts? You may only think of "staging" in terms of expensive rental furniture, but there are cost-effective ways to stage both furnished and vacant listings to give them a stylish and updated look that leads to better showings and faster sale!
