Are Your Listings Wearing
Their Winter Woolies?

It's cold outside, buyers shake the snow off their boots as they come through the front door. The first thing they say when they walk into your listing is "Wow. It's so..."

What words would you use to fill in the blank for your listing? Do the words "warm" and "cozy" come to mind?

It's more than just the visual appearance that buyers respond to. The emotional reaction that the room invokes is just as important, and how the room is decorated can help to influence and create that mood.

When buyers come in from the cold, why not make sure your listing is doing its part to help warm them up?

6 Things You Can Do
To Warm Up Your
Listings This Winter

  • Candles always create a nice warm glow.
  • Introduce accents in richer, warm colors.
  • Replace floral prints with plaids or natural weaves.
  • Swap out lighter fabrics with velvets, mohair or wools.
  • Bring in natural materials appropriate to the season, such as pinecones and wood.
  • Add rugs, pillows and throws for color and warmth.

Dressing for the Weather

Winter Chairs

Just like wearing sweaters and wool makes you feel warmer in the winter, the materials used throughout the room can also change the room's temperature. Crystal and glass accessories feel much icier than natural materials and woods. Velvet pillows and comfy throws can also add warmth to the room.

Use natural elements that are appropriate to the season. Springy florals and pastel colors aren't going to do much to warm up a room at this time of the year. How about updating some of the accessories with pinecones, wood and candles?

This is also the time of year that brings to mind staying inside and enjoying indoor activities. Perhaps you could suggest how great the rooms could be for reading and games with a few strategically placed accessories.

Often, these type of finishing details change how we respond to the room. You may not look at a room and notice or understand why it feels right, but the details can really make a difference in your response. And that's what you want your listings to do for those potential buyers!

Winter Before
The furniture placement is good, and the room is certainly neat and clean. But is this where you'd want to come in from the cold?

Winter After
Accessorizing for the season brings warmth and welcome to the room.
