Are You Taking the Extra Steps
to ADAPT Your Listings?

Have you ever watched one of those step-by-step painting shows on TV? They sketch the composition, define the light and dark values, add in more colors. Looks pretty good, right?

But until they complete the final step, the painting is unfinished, missing that extra "something". It's not until they add the highlights, shadows and defining details that it really looks done.

Your listings are much the same way. Some clients are better at composition and color than others. Some are more skillful decorators. But no matter what, if any of the steps are missing, including those finishing details, your listing is not going to show to it's fullest potential.

Step One - Sketch
Step One. Define the composition.
 
  
Step One.The starting point for creating a well-showing room is making sure that the "composition" of the furniture is correct for the given space. Without this, all the subsequent steps will not have the necessary foundation to support the finished design.

Just like a drawing on a canvas, if the furniture is not distributed correctly within the room, the composition will be unbalanced and not as pleasing to the eye.

Is the furniture all up against the walls around the room's perimeter? Is one side "heavier" than the other? Is the furniture's scale appropriate for the room?

 
 
 
Step Two - Block
Step Two. Block in the basic elements.
 
  
Step Two. Once the basic furniture layout has been decided, then additional elements can be introduced into the room.

Area rugs can be very effective for defining conversation areas or bringing warmth to hardwood floors. This can also be a quick way to add color and interest to a room.

Light and dark areas also begin emerging in this step. Are heavy drapes blocking out natural light? Is there sufficient lighting? Are there enough table and floor lamps throughout the room?

 
Step Three - Create
Step Three. Create definition and depth.
 
  
Step Three. Okay, the basics are there, now it's time to start adding warmth and life to the room.

Here's where the room really begins taking shape. This is where the "decorating" starts to happen - artwork on the walls, accessories on the mantle and bookshelves. But it's not just having them present, it's also knowing what to do with them so they contribute to the overall design.

Many listings wind up here. Not bad, perhaps. But is that going to be good enough to make potential buyers choose your listing over the one down the street? Did you know that it was even possible to take it further?

 
Step Four - Final
Step Four. Add those finishing details.
 
  
Step Four. And finally, add those details that take it the extra step.

Throws and pillows, candles, plants, fresh clean towels. But this step is only effective if all of the preceding steps have created the underlying design to support it.

Arranging a room, like creating a painting, is a series of steps that requires not only an understanding of the principles that make it work, but also the skill necessary to put them into practice.
