Are you ADAPTing Your Listings for Quicker Sale?
For the next 5 issues, we will be taking an in-depth look at each step of ADAPTing your listings so you can have the information you need to get the most out of using real estate enhancement. This month, we'll start with Assessing the Listing's Emotional Response Quotient.
As realtors, you see all kinds of houses and decorating styles, from Spartan to cluttered, from decorator to drab, and everything in between. How do you decide whether a listing will show well or not?

Certainly how updated and maintained the house itself is and how well the client has cleaned and readied it make a big difference in a buyer's response to the listing. But there are other changes that can be made to address the listings from a design and decorating perspective that can also dramatically improve a listing's visual and emotional appeal. Let's take an example through the 8-Question Challenge (see sidebar) to step you through the process of sorting out what helps a listing make that emotional impression on potential buyers:

| How would you feel showing this listing? It's neat and not cluttered, has nice furniture and is a good-sized room. Does this room really need enhancement? Let's see how it does... |

| It does well on the first question - no one particular item stands out and we get a good sense of the room as a whole. So far so good. But would you want to spend time here? I would guess this room is rarely used by the homeowner…it feels like a place where you need to be on your best behavior (or else!) The furniture placement makes it feel stiff and formal, and the lamps are definitely from another era. Buyers want homes that are updated, comfortable and stylish, and the décor and its arrangement play a big part in creating that feeling. |

Does the room look OK from all entrances? In the above photo, it doesn't appear to be an issue, but the balance of the room when viewed from the entry could use some help. The placement of the sofa also blocks the window, not only taking away from it being a focal point in the room, but making the window itself appear smaller. The furniture arrangement doesn't have the issue addressed by question 7. I'll leave question 8 - would you want to live there - up to you and those potential buyers!
The room did OK on questions 1 and 7, but not so great on 2, 3, 4, 5, 6 (and possibly 8, depending on your answer!) So what can be done to help?

If you said "real estate enhancement", you are absolutely correct! The issues above can all be addressed by making better use of the client's existing furnishing, for a more updated, stylish and better showing listing. These types of changes are the ones that will help buyers feel more emotionally connected to the room. They are much more likely to relate to this room, which means you
have a much better chance of buyers liking the house itself.

| The whole mood of the room was altered, giving it a much more attractive and appealing look…simply by making better use of what the client already had.
And that's what helped get it sold.
